I had a conversation with a past client of mine. He listed his house with me earlier this year, and we parted ways due to the fact that in business, we didn’t see things eye to eye. I am honest. I am not made for everyone, and this is one of those cases. We parted friends, and his house is still on the market, several months later, with another Columbia SC Real Estate Agent.
Well, he was purchasing a new house last time we talked. He found a FSBO that he wanted to buy, and wanted to buy it without the help of a Columbia SC Real Estate Professional. Fine, you can do what you want to do…but this is what happened to him.
After months of waiting on the house to be ready (it was a flip) he purchased the house. It didn’t appraise out, so they dropped the price down to match the appraisal. Instantly…he was moving in at top dollar. Paying too much in this market.
He finally closes on the house. Well, he had a termite letter (cl-100) done on his house, which came back with some water damage. He asked for it to be repaired and the FSBO Sellers offered a letter from a contractor (who they were friends with) stating that the water damage did not be repaired. Red flag number one.
He accepted it, and closed. He gets a nice little call from the VA who financed his loan telling him that the contractor who supplied the letter had his license revoked. The VA has stopped funding on the loan, leaving him in limbo.
Today, his HVAC went out. His house is 94 degrees on the inside. Not pretty whatsoever.
This is one story of what could happen if you buy your house un-represented. Letters of any sort should be provided by quality, trained companies. I check the credentials of each letter my purchasers receive. Why? So this does not happen.
