So, you’ve got this great home for sale? Great! I hope that it sells fast! By far, the number one question I get reguarding a seller’s Columbia SC Real Estate Home is: How can we get this to sell faster and for more money?
Short of giving it away…here are some thoughts on Sprucing it up!
The first thing a potential buyer sees is the outside of your home. I am sure you have heard of curb appeal. Well, how is yours?
Color on the outside…good colors, help sell houses. Nice flowers, shrubbry, grass…all in a neat form help sell Columbia SC Real Estate homes. But, don’t over do it! A couple of nice flowers in the flower bed, make sure the mulch is fresh, make sure the grass grows all over, not in patches like my yard.
The curb appeal of a Columbia SC Real Estate home creates a first impression. If it is horrible…they may not even make it inside.
If you have a masonite house like many neighborhoods here, make sure it is freshly painted, mold/algae free, and in good condition. Masonite tends to chip around the bottom. Have an replaced that may need to be.
Vinyl houses need pressure washing before selling it. The dust from the road, acid rain, and general stains make for a dull looking house. Have someone pressure wash it…or better yet, do it yourself…its not hard!
Does your drive way have oil stains? Take a pressure washer to that as well. Clean the windows inside and out for maximum light input.
We have talked about inside the house before, but I want to go a bit more in depth.
Cleanliness is next to godliness. We have all heard our mothers say that, now I am saying it. Smells seem to be one of the biggest turn offs in a house. My clients do not want to know what you had for dinner last night (unless you kept leftovers for us). I do not want to see the fact that you have a nuclear family…including the nuclear dog that exploded on the carpet last night which you forgot to clean up.
I love your family, believe me. But why must you have 52 pictures of your kids…and their bronzed diaper that they were born in. Let my clients imagine they live there. Imagine a clean palate. Ever seen new construction? It is bare, but clean. No one has lived in it. It even has that ‘new house smell’.
