Buyers Beware: What to look for in a Foreclosure in Columbia, SC Real Estate Market

I am sure that by now you realize that we are in a buyers market. Even the Columbia SC Real Estate market is tending to be a buyers market. Owner occupied homes are not being discounted nearly as much as foreclosed properties–those owned by banks.
There are key things to look for in foreclosed homes, especially within the Columbia SC Real Estate Market.
Obviously, most buyers know to make sure the basics are covered. Make sure water runs well, electricity works, apparent damage is easily fixed…but what about the things you can’t see or won’t notice?
First and foremost, Columbia SC Real Estate, Lexington SC Real Estate, and Chapin SC Real Estate markets are a paradise of dining for termites. We have a subtropic environment here in the Columbia SC Real Estate market. Also, the typical sandy soil and humidity we have does not help either.
When checking for termite damage, look at the bottom of any wood areas, closest to the ground. If they seem broken or brittle, hire a professional to delve into the problem deeper.
Air conditioner units should be checked. In the Columbia SC Real Estate Market, we use the Air Conditioner a lot. It typically accounts for over 50% of our electric bills. Make sure the ducts are in good working order and sealed appropriately.
Check for any roofing damage which you see. Inside the house, look at the ceilings for leak spots. Check around any sky lights for any water damage.
When purchasing the house, you definitely will want to have Title Work checked as well as Title Insurance. South Carolina requires an attorney to do a 40 year history on the title.
In addition to the above, I always recommend a home warranty be placed on the house. This covers your house from date of purchase for 1 year on many of the common problems that we may see.
Always have a home inspection done. The Columbia SC Real Estate market has many home inspectors, I of course recommend Michael Outen with All ‘n One Home Inspections, but you may choose whoever you like.
