Columbia SC MLS Market Update

Housing CrisisThe below is for all Markets included in the CMLS (Consolidated Multiple Listing Service Columbia, SC)

Many are aware of this story from The State Newspaper today about home sales in Columbia, SC and the midlands in general. Citing this story, they state that Columbia is down in sales 11.52% and median sale price is up 0.95%.

I did my digging on the Columbia MLS and found this.

For the entire area our MLS encompasses, sales were down from 1044 total units last March-April (2007) to 817 units this March to April…BUT median price was up from $173,000 last year to $174,000.

It seems that prices are steadily increasing, which is great! However, sales are down.

If this tells me anything, IT IS THIS! Make sure your Realtor prices your house accordingly. Is there any reason in this market that you can over price your house ‘hoping’ that someone will come in and make an offer…NO! With sales down, competition is key.

Columbia, SC has not been hit by a boom, and therefor is not suffering (See Why The Columbia SC Real Estate Market is So Great!)

Irmo, SC and Lexington, SC are still growing along with Chapin, SC at great rates!
