First off, I love Columbia, SC. I have lived in Columbia since I was born. I grew up in Quail Valley and Coldstream. Naturally, I stayed in Columbia, SC feeling that I had a lot to offer the people I grew up with…the community that I feel is Family. You can read a bit more about me here.
Columbia, SC is different! Go figure. That is why I love it! We have great places such as Irmo, Five Points, Lexington, and many other suburbs and neighborhoods!
In reality, the Columbia, SC Real estate market is different to! We have NEVER been a boom market with the likes of San Diego, New York, Miami, and several other cities around the country. Even Atlanta is feeling the crunch.
Columbia is a steady market, which in my opinion, is the best type. We have steady growth in property value, reasonable prices, and have a ton to offer (Lake Murray, Downtown, Five Points, etc etc).
Naturally, people want to move here due to our great schools and what we have to offer. The University of South Carolina dominates the Real Estate in downtown Columbia. With the new expansion of Innovista, we will see that area continue to grow, almost in a boom type….but I do not focus on the downtown area.
I keep my Real Estate areas to what I know…that is Irmo, Lexington, Chapin, and North East Columbia. These areas have all seen a growth in property values, building, and new families. This is all good in consistent growth.
in my opinion, Columbia SC Real Estate is just like a good mutual fund. It is not up and down, back and forth, it is steady. Gradual growth in property values will continue.

There’s nothing like the knowledge your local market will perform in a relatively predictable manner. Booms are nice, and I’ve benefitted from my share. Still, experience has taught me there are limits which when exceeded spell financial reversals for real estate investors.
Local real estate is nice if it works, but it’s a luxury at best, and a recipe for long term under performance at worst. Unfortunately, San Diego investors have been learning that lesson in real time.
